Homestay bookings on WhatsApp without overbooking (even with Airbnb and Booking.com)
How homestays and small resorts can answer enquiries 24/7, quote the right price, take an advance and keep Airbnb and Booking.com calendars in sync.

Guests message homestays at all hours, often from another time zone, often comparing three places at once. The one that answers first, with a clear price, usually gets the booking.
Here's how to answer every enquiry quickly and correctly, without selling the same room twice.
Know your rooms and your rules
Write down, once:
- Room types: how many of each, how many guests each sleeps, the nightly price.
- Price changes: weekends, seasons, extra guests, children, long-stay discounts.
- Extras: breakfast, airport pickup, a bonfire night. Per stay, per night or per guest.
- Tax: included or added, and any local tourist tax.
- House rules: check-in and check-out times, minimum nights, cancellation policy, couples and ID policy.
This is the information guests ask about most. When the agent has it, it can answer "2 adults and a child, 14th to 17th, with breakfast?" with one exact price.
Check every night, not just the first
A three-night stay needs a free room on all three nights. Simple booking bots check the arrival date and miss a full night in the middle. Agent24 checks every night of the stay at the moment of booking, so the last room can't be sold twice, even if two guests ask at the same time.
For groups, the agent can mix room types: two doubles and a family room, priced together.
Connect Airbnb and Booking.com
If you also sell on Airbnb or Booking.com, your WhatsApp bookings and theirs must see each other. Every major platform supports iCal calendar links:
- Copy each room type's iCal link from Airbnb or Booking.com into Agent24. Their bookings now block a room here.
- Copy Agent24's export link for that room type back into those platforms. Your WhatsApp bookings now block a room there.
Calendars sync every 30 minutes. iCal is not instant on any platform, so leave a little margin for last-minute bookings on popular dates. Details in Rooms and stays.
Take an advance
An enquiry is not a booking until it's paid. Decide whether the agent books directly or your team confirms each request, then send a payment link for the full amount or an advance from your own Razorpay or Stripe account. When the guest pays, the stay is confirmed and you're told.
Make cancellations painless
Guests ask "Can I cancel?" more than you'd think. Put your cancellation policy in writing and the agent will answer it exactly: how many days are left before check-in, and whether cancelling now is free. Changing dates works the same way, with availability checked again.
The day before check-in
A WhatsApp message the day before check-in, with directions and your check-in time, saves you the 9 pm "how do we reach?" calls. Agent24 can send it automatically on Pro.
Answer in the guest's language
International guests write in English, French, German or Arabic; domestic guests mix languages. The agent replies in the language the guest writes in, so you don't lose a booking to a translation app.
